Two crews can pull the same water out of the same house and leave you with completely different outcomes. The difference is equipment, containment and whether anyone wrote the moisture readings down. Here is how we work, and what the cheap dry-out quietly skips.
Moisture Mapping and Daily Readings
A floor can feel dry on top and still be soaked underneath. What separates a finished dry-out from an abandoned one is whether anyone actually measured, and whether they wrote it down.
We map the affected area with a moisture meter and a thermal camera on day one, mark the wet boundary, and take readings at the same points every day until they hit the dry standard. You get the log, and so does your carrier.
The cheap version is a hand on the carpet and a verdict. Nothing is mapped, nothing is logged, the fans come out when the surface feels dry, and the wet cavity behind the baseboard finishes as mold six weeks later.
Air Movers and Refrigerant Dehumidifiers
Drying a structure is arithmetic. The number of air movers and the size of the dehumidifier are calculated from the wet square footage, not from what happened to be on the truck.
We set low grain refrigerant dehumidifiers sized to the affected volume and space air movers along the wet perimeter at the calculated interval, so moisture leaves the building instead of moving to the next room.
Two box fans and a household dehumidifier is the shortcut. It moves damp air around without removing water, and warm wet air pushed into a cold cavity condenses there and makes the problem bigger.
Containment and Negative Air
The moment a saw opens a mold affected wall, spores go airborne. Whether they stay in that room or travel through the whole house is decided before the first cut.
We build sealed poly containment with a zippered entry and run a HEPA air scrubber under negative pressure, so air flows into the work zone and everything leaving the building goes through the filter.
Cutting out mold in an open room with the HVAC still running is the cheap way. The return duct picks up what the saw releases and delivers it to every bedroom in the house.
Removal Before Treatment
Antimicrobial is the last step, not the first. Sprayed onto material that is still wet or still contaminated, it does close to nothing except make the invoice look thorough.
We remove the unsalvageable material first, clean the remaining surfaces, dry to standard, and only then apply an antimicrobial to sound substrate. Treatment goes on a dry surface or it is theater.
Fogging the room and calling it remediated is the shortcut. The wet drywall stays in the wall, the treatment sits on top of it, and the smell comes back with the first humid week.

Most of what goes wrong with a claim goes wrong on paper. What your carrier can pay is limited by what your restorer proved, and most of that proof has to be captured before the cleanup starts.
